What is a Level 3 Survey?
The RICS Level 3 Building Survey is our most thorough and detailed survey, providing an in-depth assessment of a property’s condition, structure, and fabric. Previously known as a Building Survey or Full Structural Survey, it goes significantly further than a Level 2 in the depth of inspection and advice provided.
The report uses a clear traffic light condition rating system to prioritise defects and issues, and includes advice on repairs, ongoing maintenance, and the consequences of not acting. A follow up call is also offered to discuss the findings with you directly.
What does a Level 3 Survey include?
- Comprehensive visual inspection of all accessible areas including structure and fabric
- Detailed information on the construction methods and materials used
- Description of risks from potential or hidden defects in inaccessible areas
- Identification of the most probable causes of any defects found
- Recommendations on priority and likely timescale for necessary works
- Further investigation into dampness, condensation and timber defects
- Commentary on energy related matters and EPC recommendations
- Inspection of concealed areas such as roof spaces, basements and cellars where safe to do so
- Highlighting of legal issues and obvious risks to the building and grounds
Is a Level 3 Survey Right for Me?
A Level 3 Survey is suitable for any property but is particularly recommended if the property is:
- Over 50 years old
- In a poor or unknown state of repair
- Has undergone significant structural alteration or extension
- Of unusual construction or built with non-standard materials
- A large or complex property of any age
