What is a Snagging Survey?
A Snagging Survey is a detailed independent inspection of a newly built property, designed to identify any defects, unfinished work, or areas that fall below expected quality or building standards. Even brand new properties can have issues — from cosmetic imperfections such as poor paintwork and ill-fitted doors, to more serious concerns including damp proofing, drainage, and structural faults.
Having an independent RICS surveyor carry out a snagging inspection gives you a professional, unbiased report that carries significantly more weight when raising issues with your developer. Most developers are responsible for fixing defects reported within the first two years under their warranty, so getting a snagging survey done promptly is essential.
What Does a Snagging Survey Cover?
- External Areas — Brickwork, roofing, guttering, drainage, windows, doors, fencing and external walls
- Internal Areas — Walls, ceilings, floors, skirting boards, joinery, doors and windows throughout
- Plumbing & Heating — Pipework, radiators, boiler installation and water connections
- Electrics — Sockets, switches, light fittings and consumer unit
- Cosmetic Finishes — Paintwork, tiling, plastering and general finish quality
- Structural & Safety Concerns — Any issues that may indicate more serious underlying problems
When Should I Get a Snagging Survey?
The ideal time to have a snagging survey carried out is after the build has been completed but before legal completion — this gives your developer the opportunity to fix any issues before you move in. However, if your developer does not allow access before completion, we recommend booking a survey as soon as possible after moving in.
You have up to two years to report defects to your developer under the terms of most new build warranties, so it is always worth getting a professional inspection carried out even if you have already moved in.
