What is a Level 2 Survey?
A Level 2 Survey, formally known as an RICS Home Survey Level 2, is a thorough visual inspection of the property carried out by a qualified Surveyor. It is designed for conventional, modern properties that appear to be in reasonable condition.
The survey uses a clear traffic light rating system:
Condition Rating 1 — No repair currently needed
Condition Rating 2 — Defects that need attention but are not serious
Condition Rating 3 — Serious defects that need urgent attention
What does a Level 2 Survey include?
- Roof structure, coverings, chimneys and guttering
- External walls, windows, doors and drainage
- Internal walls, floors, ceilings and staircases
- Roof space (where safely accessible)
- Damp, timber and insulation
- Services including heating, electrics and plumbing
- Gardens, outbuildings and boundaries
- Legal matters to raise with your solicitor
Is a Level 2 Survey Right for Me?
A Level 2 Survey is generally suitable if the property is:
- Built after 1930
- Of conventional construction (brick, block or stone)
- Appears to be in reasonable condition
- Has not been significantly extended or structurally altered
